The First Steps to Selling Your Home

So you have decided that it is time to move. What do you do first? Generally the first thing you do is put your house up for sale. But how much do you ask? Do you know how much your house is worth?

This is something you in combination with your real estate agent can easily do by completing an analysis of your home’s market value. This will help you establish your asking price. When completing this analysis you must look at your home through a buyer’s eye. You know the ins and outs of your home and why things look the way they do. Now you must take an objective look at your home and see what the buyer might see.

By viewing your home this way, you will be able to price your home at a fair market value that will increase the amount of people who look at your home with genuine interest. When completing the analysis you see the state of your local market, how much homes like yours sell for, also how much they won’t sell for, and also what the competition is like.

Once you have established your asking price, you must put your house on the market. You can list your home yourself or with a real estate agency. There are advantages to both. If you do it on your own, you don’t have to pay the agent’s fees or commission. However, there is a lot of paperwork and procedure involved in selling a home, so it may be a difficult area to navigate. If you choose to list with a real estate agency, you have the benefit of their experience and network. They will know how to set up viewings and how to complete the paperwork once the sale is final. With an agent you just sit back and wait for their hard work to pay off.
